The project for the new building of the Alcorta Campus of the Torcuato Di Tella University has been thought from the whole towards the part. Based on the detailed analysis of the conditions of the entire campus, each of the particular decisions of the new project has been progressively submitted, in a process of continuous verification, the relations between the proposal, the existing and its final synergy.
Massing
The massing of the new building is determined by a series of preexisting factors that define its general dimensions: it coincides exactly on the floor with the footprint of the warehouses that are demolished, which fixes the base of the volumetric extrusion that reaches the height of the new level of the Alcorta building in the half closest to it (maximum level allowed for the new construction) and the original height of the old concrete parapet in the other half. This unevenness in the upper profile of the building allows not only to respect the requirement of maximum heights and to have an accessible terrace, but also to define a relationship that mediates with the heights of the Alcorta building on one side (the original height and the new one) and the lower one height of the area of sheds that closes the cloister achieving, for the final state of the campus, a harmony of hierarchies of building heights of the whole. To the north, the new building maintains its distance from the original, almost 6 meters, which allows the existing classrooms and spaces to continue working and also the internal façade of the historic Alcorta building can be visualized practically in its entirety. Towards the south, in the adjacency with the sector of galpones to two waters intervened by Clorindo Testa, it is proposed to undermine the mass in its two lower levels, generating a cantilever over it that solves this encounter with formal elegance at the same time that it frames the emergency exit and service entrance to the central beach and manages to separate the foundations between both buildings to avoid structural interference.
